Indian real estate: Sector draws $80bn institutional inflows since 2010; CREDAI-Colliers project $5-10tn size by 2047

The Indian real estate sector has attracted nearly $80 billion in institutional investments over the last 15 years, with foreign investors contributing a strong 57 per cent share, according to a joint report by CREDAI and Colliers India.Realtorsโ€™ apex body CREDAI and real estate consultant Colliers released the report, titled โ€˜Indian real estate: Fostering equity and fuelling economic growthโ€™, on Thursday during CREDAIโ€™s annual convention โ€˜NATCONโ€™ in Singapore, PTI reported.โ€œThe real estate sector in India has witnessed notable growth in institutional investments over the years. In the last 15 years, investment inflows have touched nearly $80 billion with strong capital from foreign players (57 per cent share),โ€ the report said.The two organisations also noted that the share of domestic capital in the sector has increased in the post-Covid period. Institutional inflows include investments from family offices, foreign corporate groups, foreign banks, proprietary books, pension funds, private equity, real estate fund-cum-developers, foreign-funded NBFCs, listed REITs and sovereign wealth funds.The report projected that the size of Indiaโ€™s real estate market could reach between $5 trillion and $10 trillion by 2047.CREDAI President Shekhar Patel said, โ€œBy 2047, Indian real estate will not just be measured in square feet or asset values โ€“ it will be defined by the quality of life we create for millions of citizens. The sector is uniquely positioned to reimagine Indiaโ€™s urban future: designing climate-resilient cities, building affordable yet aspirational homes, and nurturing ecosystems that foster innovation and inclusivity.โ€Patel added that CREDAI would intensify efforts to transform the sector in line with these goals.Colliers India CEO Badal Yagnik said, โ€œFuelled by supportive policies, envisaged demand traction and rising developer as well as investor interest, Indian real estate is poised for decades of growth acceleration across most asset classes.โ€Highlighting the sectorโ€™s growth potential, Yagnik noted that both Grade A office and industrial stock in India is expected to surpass the 2 billion sq ft mark by 2047. โ€œResidential sales could meanwhile double-up to 1 million units annually,โ€ he said.He added that the expansion of data centres, senior living facilities, retail malls and hotels underlined the demographically diverse demand patterns driving the market. โ€œOverall, the Indian real estate sector is set to remain a vital catalyst for inclusive urbanisation and sustainable community development as the nation advances toward global economic leadership,โ€ Yagnik said.
